High Hopes – High Season

The last few months before the high season began have been largely indifferent for Pattaya’s real estate professionals. Uncertainty about the future of the government, a smoky scandal, and uncertainty over how the land office would view applications have all contributed to the slowdown of some areas of the real estate market. How do agents see the approaching high season? Do they expect an upturn, or will it be more of the usual? It is perhaps not surprising that the arrival of high season has been met with optimism by the agents I have spoken to. It’s never a good idea to be pessimistic in the business world, no matter what your field of work is. The property business is no exception.

Is the optimism well-founded and based on solid reasoning?

According to my conversations with these six, I think the answer is yes. However, I would like to add that there are some areas that look better than others.

For example, interest in new condo developments remains high. While the first 49% of apartments are still on the market, the opportunity to own an apartment in your name is not diminished. Foreigners can own up to 49% of any condominium building without having to use other more complicated ownership routes.

Heiner Moessing, of Siam Properties, said that the second-hand market is difficult at present. “I find that buyers are willing to pay 20 to 30 percent more for new condominiums to get an ‘own name’ property.

Heiner confirms that he has noticed an increase in interest for new properties. He added that “the tendency is towards newer projects, even if the prices are higher.”

Heiner added: “Our site is bringing us a lot more enquiries, but we’re well-established and know in the market.” Our success is a result of a combination of knowledge and experience of the Pattaya real estate market, an acute understanding of customer requirements and most importantly… integrity.”

“October was a bit sleepy, but we get two or three months like this every year.” Heiner concluded, “Now things are looking nice and I think interest will increase over the next couple of months.”

Julian Stanley, of Pattaya Dream Homes, shares Heiner’s views on the prospects of the high season. Julian Stanley, of Pattaya Dream Homes, said: “I am positively and absolutely optimistic about the high-season.” He cited the statistics on his website as evidence.

On the day that I spoke with him, the number of hits on his site for condo searches was just under 2,000. He said that 80% of his enquiries, whether they are web hits, email or phone calls, were about condos.

We have many foreign buyers who will be arriving in the next three to four months. I’m not sure if it is due to the season. Julian’s business only began in January of this year, so he is still getting used to the new environment.

Not previously experienced the transition from low to high seasons. He joked, “I’m hopeful, but I haven’t ordered the Mercedes yet.”

What did he say about other parts of the market, on a more serious level? The market for stand-alone homes is currently stagnant. Our job is not made easy because major developers have stopped building and are only selling from plans. We are better off with developments such as The Meadows by Town & Country, where many of the apartments have been built. In my opinion, that’s a classy way to do things. “People can see exactly what they’re buying.”
